Pre-drawn house plans also known as pre-designed house plans or stock plans, are construction documents created by a professional residential designer or architect to build a house. Many of the pre-drawn house plans that are for sale today are designed by leading design professionals often with decades of experience in designing residential homes.

These designers recognize the challenges and nuances of home design and strive to develop floor plans that use space effectively with exceptional functionality.  The designers at Period Style Homes Plans Sales specialize in another very important aspect of home design which is aesthetics and curb appeal. Our designers understand that environment matters, that what is surrounding you really does have an effect on your happiness. So, we strive to go beyond functionality and by applying the timeless design principles of antiquity, our house plans allow you to experience the unity, harmony and beauty that comes with a well-designed period or classical home.

How customizable conceptual designed plans work. Shortly after your order is placed you'll receive an email confirmation from us that your order is being processed. The email confirmation will have a link to a Construction Customization Questionnaire that you will fill out and submit to us. Once the form is submitted you will receive an email confirmation saying that we have received your questionnaire and that we will begin work on your customized construction documents. Approximately 7 days later you will receive your files via email. The zip file you'll receive in the email will contain a product detail page, a copy of the license agreement, and a folder containing your digital plan files.

Choosing a house plan that will meet your lifestyle and needs may seem overwhelming, however knowing what to look for can help make the task of selecting a house plan for your new home much more exciting and less daunting.

When choosing your house plan it's important to first choose one that not only meets your individual needs and style but also considers your building lot, if you already have one, as there may be restrictions and codes that you will need to consider. You will also want to consider the natural landscape and how the house will fit onto your building lot. If you plan on selling the house in the future, you will want to think about whether it will be marketable to future buyers.

➢ What will your house plan include?
All of our Designer's standard sets of plans vary slightly however all of our plans will provide all the necessary information to build your home.

PLEASE NOTE: We strongly recommend that all plans be engineered by a local engineer or architect. Some localities require this. Read more about this below.

  • Most plans are drawn to a 1/4-inch scale or 1/8-inch scale depending on the size of the house. Scale will be called out on the plans.
  • Foundation Plan: This plan usually includes the footing layout, post and beams, and extent of structural slabs, depending on what type of foundation is purchased. Most plans have a slab foundation however some have an option of crawl space, basement or piling foundation. If you would like a specific foundation type and it is not offered in the plan you like, we do offer modifications services and would be happy to change it for you.
  • Floor Plan: Dimensioned plans indicating the layout of rooms, walls, doors, and windows. These plans are an overhead view of the house.
  • Exterior Elevations: (a minimum of 4): Elevations are a 2d representation of each side of the house. They typically indicate the materials for the walls, roof, and other elements that are part of the home.
  • Door and Window Schedule: The door and window schedule is a list of all of the doors and windows including the size of each one called out on the plans making it easy to know exactly what needs to be ordered.
  • Roof Plan: This plan describes the elements that make up the roof. The roof plan typically illustrates ridges, valleys, and hips. It also may indicate the roofing material and slopes of roof surfaces, as well as chimneys and decorative elements.
  • Floor Joist Plan: (if required) This plan shows the placement of the floor joists.
  • Building Sections: This is a cut-away view through the house that show adjacencies of spaces. It shows the relationship the ground to the house and the roof. Most plans come with concrete block construction or 2 x 6 wood frame construction. If you would like a different wall construction type, we offer modification services and would be happy to change it for you.
  • Construction Notes and Details​: These details may include the foundation, interior walls, exterior walls, floors, stairways, and / or roof details.
  • Electrical Plan: Indicates the location of lighting fixtures, switches and outlets, showing lighting design intent and layout.
  • All plans will include a copy of the licensing agreement which include copyright release and restrictions.
  • All purchases are for single use only.
  • All plans are copyright protected.

IMPORTANT:
Although our plans can be built “as is” in most places, your local building department may have specific requirements. Some of these requirements, including structural engineering, soil reports and energy efficiency calculations may require significant additional investments.

The typical plan set does not include any plumbing, heating or air conditioning drawings due to the wide variety of local codes and climatic conditions. These details and specifications are easily obtained from your builder, contractor, and/or local suppliers.

All house plans from Period Style Homes Plan Sales are designed to conform to the local codes when and where the original house was constructed. For more information, see our FAQ’s.

If your plans need modifications in order to meet local building codes, we offer modification services and will be happy to give you a free quote for making the modifications. You can also purchase our CAD package and have a local residential designer, architect or engineer make the required modifications directly to the plan file.

➢ What modifications can I make to a house plan?

Modifications to Predesigned Plans

Often it is difficult to find a pre-designed or conceptual designed house plan that meet all of your needs. In an effort to help you receive the low cost benefits of buying a pre-designed plan yet still get some of the custom features that you may want or need we offer plan modification services for our house plans here at Period Style Homes Plan Sales, Inc. Our designers know these home plans and know how to make changes to the plans without compromising the style of the house. We will work with you to design the modifications you would like and to customize your house plans to those design specifications.

What modifications can I make to a house plan?

All stock house plans are modifiable. Some of the more commonly requested modifications are:

  • Rearranging interior walls
  • Changing ceiling heights
  • Changing exterior surfaces (brick, siding, stucco)
  • Changing exterior wall framing (2x4 to 2x6)
  • Changing a foundation type
  • Changing a roof pitch
  • Changing garages from a 2 to 3-car
  • Relocating garage door openings / adding or eliminating bays
  • Changing garages entry location
  • Adding or eliminating a room (this would involve changes to all aspects of a plan--elevations, floor plans, roof, foundation & sections)
  • Stretching or reducing the square footage of a plan
  • Adding a bonus room
  • Eliminating windows, fireplaces, false dormers
  • Reconfiguring kitchen cabinets & appliances
  • Exteriors Are Easy to Change. Some people will only look at a house if they like its appearance. However, usually the house's exterior can easily be changed. The changes to an exterior can be so dramatic that you won't realize you are looking at the same house. To change the exterior, you can use different windows, modify rooflines, and change exterior details.
  • Most modifications can be done by simply adjusting the existing plans. Other modifications require a more comprehensive re-design of the home.

How much will modifications cost?

Modifications costs are based on the complexity of the changes but are customarily much more affordable than designing a custom home. We offer FREE modification quotes for most plans. ➢ Do you offer material lists or estimate building costs?
We do not offer material lists or estimate building costs. Why?

  • We do not offer material lists or estimated building costs because building costs vary widely depending on style, size, type of finishing materials selected, and the local rates for labor and building materials. There is no way for us to give figures that could be reliable in any certain area because of those varying costs and we do not want to give someone the wrong idea on how much it would cost to build a particular house.
  • We suggest the following as good places to start when looking for local building costs.
    • To get the average cost per square foot in an area, we suggest calling a local contractor, state or local builders association, the National Association of Home Builders (NAHB), or the American Institute of Building Design (AIBD).
    • For a more accurate estimate we suggest providing a copy of the plans you want to build to a local builder for a professional quote.

➢ Do you offer preview plans?
We offer study plans. The study plan is a printable brochure in PDF format that shows all 4 elevations and floor plans with a label of the overall room sizes. The study plan is meant for getting a larger look at the plans. You can also share it with your builder, family and friends.

If you would like to purchase a full set of the plans with a watermark that states “not for construction” in order to get bids from please call us at (855) 477-7526 as some of our designers allow this and others do not.

➢ How do I purchase a house plan from Periodstylehomes.com?
There are 2 ways that you can purchase plans from us.

Simply chose the package for the house plan that you want to purchase and it will be placed into your shopping cart, then proceed to check-out. We accept Visa, MasterCard, American Express, Discover and PayPal.

We will take a personal check, as well, with delivery after the check clears the bank.

➢ How do you handle international orders?

➢ What file formats can I purchase and how do I pick the right one?

Study Plan:

  • The study plan is a printable brochure in PDF format that shows all 4 elevations and floor plans with a label of the overall room sizes. The study plan is meant for getting a larger look at the plans. You can also share it with your builder, family and friends.
  • If you are a builder, designer or real estate professional you can use this brochure study plan to share the plan with your clients.
  • I will have the right to make copies. I will NOT have the right to remove the © copyright line, re-draw or modify any portion of the plan for any reason. All of our plans are copyright protected and anyone using these pans to re-draw or build from these plans without the written permission from the designer will be subject to prosecution under copyright laws.
  • Delivery: Shortly after your order is placed you’ll receive and email confirmation from us stating that your order is being processed. Finally, you’ll receive your file via email within 2 business days.


Blueprint Package – 4 sets of the plan – Shipping is free – You can order more sets of plans by full size and half size.
  • New home construction generally requires multiple drawing copies. Typically, you will want one for yourself. the lender, the builder, the subcontractors, and the local building department. We have made it easy for you to order as many sets as you will need in order to build your house. Just select the number of prints you want under "Additional Sets ".
  • As a purchaser of this design package, I will NOT have the right to make copies of, modify or redraw the construction drawings for any reason.
  • Delivery: Shortly after your order is placed you'll receive an email confirmation from us that your order is being processed. We will ship your blueprints within 2 days. Please allow 7 to 10 business days for delivery when being delivered within the United States. For orders being delivered outside of the United States we will email you with an estimated delivery date once the blueprints are shipped.
  • Please note: most permitting and government agencies require full size sets and most trades will work with half size sets. You will be allowed to order more sets if needed for 12 months after your purchase of the plan by calling 855-477-7526. Shipping rates will apply.


PDF Package:
  • Our PDF Package includes high resolution PDF files. These files are everything you need make copies from your local reprographics company.
  • As a purchaser of this design package, I will have the right to make copies of or have printed as many copies of the construction drawings as needed in order to build ONE house. I will NOT have the right to modify or redraw the construction drawings for any reason.
  • Delivery: Shortly after your order is placed you'll receive an email confirmation from us saying that your order is being processed. You'll receive your files via email within 2 business days. The zip file you'll receive in the email will contain a product detail page, a copy of the license agreement, and a folder containing your digital plan files.


CAD Package:
  • Our CAD Package includes PDF print files as well as DWG files for use in whichever CAD program you prefer. This provides you with flexibility to make edits to your purchased plans directly from your own CAD program.
  • As a purchaser of this design, I will have the right to modify and redraw the construction drawings to meet my local codes and/or change the design to fit my needs. In addition, I will have the right to make copies of the construction drawings as needed in order to build ONE house.
  • Delivery: Shortly after your order is placed you'll receive an email confirmation from us that your order is being processed. You'll receive your files via email within 2 business days. The zip file you'll receive in the email will contain a product detail page, a copy of the license agreement, and a folder containing your digital plan files.

➢ Can I purchase one set of blueprints and make copies?
Blueprints do not come with a limited copyright release and cannot be copied for any reason. It is more cost effective to order multiple sets at the time of your original order. If you need additional sets, they can be purchased within sixty days of your original order.

➢ When ordering blueprints, how many sets will I need?
In addition to a set for yourself, you will probably need to order a set for your builder, mortgage lender, local building department and any subcontractors who need one.

➢ Is my credit card information secure?
Yes. We have the most advanced secure software that encrypts all of your personal information. Including card numbers, name and address.

➢ How will I know my order has been successfully received and processed?
After placing your order, we will send you an email confirmation. If you order blueprints, we will send another email once the plans have been shipped with the tracking information. Please whitelist orders@pshplans.com to insure your confirmation does not get labeled as spam.

➢ How soon will I receive my order?

  • When ordering the Blueprints package we offer free ground shipping. If you need your plans overnight just give us a call at 855-477-7526 and we can arrange that for you. We ship within two business days of receiving the order and ground shipping in the Continental U.S. is always free!
  • When ordering the PDF files and CAD files packages you will receive a confirmation email shortly after you order the house plan and then within two business days of ordering the house plan you will receive a second email with a zip file containing your digital house plan files.
  • When ordering a customizable conceptual design package you'll receive an email confirmation from us that your order is being processed. The email confirmation will have a link to a Construction Customization Questionnaire that you will fill out and submit to us. Once the form is submitted you will receive an email confirmation saying that we have received your questionnaire and that we will begin work on your customized construction documents. Approximately 7 days later you will receive your files via email.

➢ What is the return policy?
To ensure all of our customers are completely satisfied, you can exchange your first blueprint house plan order for a full credit towards another house plan purchase minus applicable restocking fees. Orders must be returned within 14 days of the original order. Returned blueprints that look used, redlined or copied, are not exchangeable due to copyright rules and regulations. PDF and CAD files are not exchangeable.

➢ How is the total area and total living area square footage determined?
Total area square footage is the total of all areas under the roof of the house. Total living square footage is calculated from the outside face of the stud to the outside face of the stud. For brick, it is calculated from the outside face of the brick. Total living square footage includes only the heated area of the house and does not include the garage, storage areas, verandahs, courtyards, porches or bonus rooms (unless specifically stated in the square footage breakdown).

➢ Your “perfect” home may not exist...what can you do about it?
Some people spend years searching for the perfect home. Ask yourself what are features you must have and what are features you want to have. When you find a house that meets your requirements, it may not have all of your wants. Often we can work with you to close the gap or we can custom design a house plan for you.

Important Information

Things You Should Know About Building Codes

All house plans from periodstylehomes.com are designed to conform to the local codes when and where the original house was constructed. In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region or material choice. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

Because of the great differences in geography and climate throughout the United States and internationally, each state, county and municipality have its own building codes, zone requirements, ordinances and building regulations. Plans may need to be modified to comply with local requirements regarding snow loads, energy codes, soil and seismic conditions and a wide range of other matters. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department and even if this is not required we recommend having this done. In addition, you may need to obtain permits or inspections from local governments before and in the course of construction. Prior to using house plans ordered from us, we strongly advise that you consult a licensed architect or engineer - and speak with a local building official — before applying for any permit or beginning construction. Period Style Homes Plan Sales, Inc and its designers cannot be responsible for the advice or assistance you receive from them or for methods that they use. The owner and contractor assume the responsibility to meet all local codes. Some states and certain cities may require an architect or engineer’s seal. Where required, these are readily obtained locally for a fee. Nevada is an exception where a Nevada Registered Professional must provide/draw the house plans.

We only authorize the use of our house plans on the express condition that owner strictly comply with all local building codes, zoning requirements and other applicable laws, regulations, ordinances and requirements. Periodstylehomes.com, its principals, employees, agents, and affiliated designers are held harmless from any claim, loss or liability resulting from the failure of the plans to comply with local zoning laws or regulations or codes attributable in whole or in part to owner or builder.

Things You Should Know About Copyright Laws and House Plans

Copyright laws protect all architects and designers’ house plans and any other intellectual property that are sold through Periodstylehomes.com. This information is to make you aware of the general copyright policies presented to you by our architects and designers. The information is for your benefit when purchasing house plans.

Here is what you should know about the copyright laws as they pertain to the residential home design and building industry:

Purchasing a set of blueprints or electronic files of a house plan transfers no right or ownership of the plan to the purchaser. The purchaser has merely purchased a limited license to build that structure one time, and one time only unless you buy multiple uses of a plan.

If you would like to build the house plan more than one time, please contact us to purchase a multiple use license.

The house plans may not be lent, given away, or sold by the purchaser. Making photocopies of, or reproducing house plans in any form or any other related artwork without the written consent of the creator is illegal and is a violation of U.S. Copyright law. Written and signed one time use limited copyright release letters that allow the purchaser to print the house plans and make modifications to the house plans are included with the PDF Package and the CAD Package. Just to be safe you may want to consider, when modifications are made to the house plan by anyone other than the original designer, sending copies of the modified house plan to periodstylehomes.com for the designer’s records. The modified house plans can be sent in paper or electronic files depending on which format was used to make the modifications.
